I agree with Jessica, you always have to use comparables that what the bank does and once you know average price you can go from there. if you get it for a lot less good for you but no matter the price if it doesn't appraise bank wont approve the loan unless you pay the difference.

You should ask an agent in your area; click on find a local agent.  They will be able to help you as they will have access to your local MLS. Zillow is a great tool for many things but as a valuation tool it is very flawed.
