Comparables are actual sales of similar homes. By comparing your home to those that already sold in the area, you can get a pretty good idea of how much your home will sell for. The zestimate is just that, an estimate of value using some sort of formula on a computer.
Appraisers use comparables. They should be within the same town or at least within a mile or so from the subject property and should be as similar as possible, and sold and closed within the past 6 months. Prices change up or down in an area. Zillow's graphs can help you see the general trend in your area.
