Hi sammyj,
You really need to work with a listing agent to get a accurate answer to your question. Location, condition, floorplan, amenities...these all figure in to the list price of a property. A good agent will run some stastistics for you that will include any foreclosure property in your area as comps.

I would need to see your home to be able to described its benefits and features to potential qualified buyers in your area. We would need to meet to discuss what price your home should be priced at according to the current market value and what a qualified buyer is willing to pay for your home. I am just a phone call away and we can arrange an appointment for you. I would be more then happy to help you with all your needs.
You can pull an AVM "Automated Valuation Model" Report. For $9.00 it spits you out a very detailed report and comparables. That's a good start. Visit "The Homeowner Center" for more details.

I know you want to sell your home for the highest price in the quickest, most convenient timeline. Many sellers feel they should list their home with the agent who bids the highest...someone who actually purchases your listing. However, that's NOT the best way to sell your home. You should list with the agent who gives you the MOST effort with the BEST result.
I have a plan that has worked successfully to sell homes in many areas. A seven phase Marketing Plan, strategy to determine the best asking pricing and a method for preparing your home to be shown.

First of all, what is the address of the property?
New Building or older?
What is the shape of the property?
When did you buy the property?
How much did you pay for it?
These days when you sell a property there will be many questions from the buyer and the banks unless if its a foreclosure.
Please spacify.
Good Luck.

If you must sell yourself, hire an appraisal done and then you have a great sense of what to ask. Then you have marketing, answering calls at all hours, and being there to let people in(make them bring their preapproval letter?) .

You need to hire a realtor who has experience selling in this market and has been successful in this market. Of course you need to divulge more information on your property, before someone can help give you an estimated value.

Sammy you need to hire a listing agent who will do a good CMA for you.
Price has a lot to do with location, market conditions, among other things.I would be doing you a dis service to try to give you a price with so little information.
