Hi sammyj,
You really need to work with a listing agent to get a accurate answer to your question. Location, condition, floorplan, amenities...these all figure in to the list price of a property. A good agent will run some stastistics for you that will include any foreclosure property in your area as comps.

New Building or older?
What is the shape of the property?
When did you buy the property?
How much did you pay for it?

These days when you sell a property there will be many questions from the buyer and the banks unless if its a foreclosure.

If you must sell yourself, hire an appraisal done and then you have a great sense of what to ask. Then you have marketing, answering calls at all hours, and being there to let people in(make them bring their preapproval letter?) .
