If you know your square footage and acreage, which can usually be found on the appraisal district web site, a good appraiser will tell you that a good Realtor can do a marketing analysis free of charge and give you much of the information that they will charge $200 to $500 for. You should remember that there are many Realtors out there and you will be working with this person for possibly 6 months or longer. You should treat this as you would any other estimate on your home. A good Realtor will tell you the reality of your local market and not just what you want to hear in order to get the listing. Remember also that your neighbor down the street asking a certain amount for their property means nothing until they actually sell their home. The sold amount is the important number for you and a Realtor can get that number for you most of the time.

Assuming you're looking for an agent to help you in your sale and purchase, make sure you do your homework before interviewing. Otherwise you will only get "canned" answers that really don't help you determine the knowledge, skills and competence of individual agents.
A good rule of thumb is to believe only half of what you see and none of what you hear. Verify, verify, verify.

Congratulations on moving on up! Ask your friends, co-workers or family if they could refer you to a good agent. Call them to interview and explain your situation. They will do a comparable market analysis ( CMA ). Their MLS system can pull up all sold listings matching your home as well as what is available on the market now. Happy hunting!

You definitely want to consult a Realtor in your area to get you a CMA as the other agent mentioned. You want to let them know if there is anything unique about your property to help them price the home correctly. Get a reccomendation from your friends or family or search here by your zip code. Another idea is look and see which agent or agency has the most homes listed in your area.

If you don't get a response from an agent on here for your question, you might look in the directly for your zip code and find one there. There are a lot of agents that don't interact with the advice section but are still very knowledgable and able to help you. Good luck.
