Luckily, there are lenders like myself that are able to give out loans to people without credit history. In the event a borrower does not have sufficient credit on their credit report we will allow substitute forms. Some of these substitute forms are known as non-traditional credit which is judged by rental housing payments, utility company references (gas, electricity, water, cable, etc.), school tuition, automobile leases, insurance premiums, retail store credit cards, and a documented 12 month history of savings from a bank. These are all ways in which a lender will review your credit without actually having credit, but not all lenders will accept this. I recommend that you speak with a lender like myself so that we can try our best to help you out with your situation.

To be honest, I have run across people who do not have credit only because they have never established credit.  So when you say you have no credit, I have to believe you never had it.  That is different then saying bad credit.  Speak to a lender that can assist you to reach your goals of purchasing a home.

You don't purchase with no credit. You should not purchase with bad credit either since your loan will be far more expensive than qualifying for a more traditional mortgage.

Do you know why you have no credit or bad credit? If you target the areas needing improvement, you can build credit and then buy. Try the MyFICO forum. They have a lot of great information and it is 100% free. Working on your credit first is the way to go.

There is a big difference between no credit and bad credit. All things being the same, a good lender will be able to assist you in obtaining a mortgage with the same or at least very close to somebody with "good" credit.

Talk with at least two mortgage brokers, explain your situation.  They will advise you as to how to go about establishing credit to purchase a property.  Good luck!
