An apparaisal is more formal, detailed and legitimate than a CMA for your purpose. $350 is worth it if you are using it to calculate a purchase value. You can even double check it with free CMA from Realtors. Many people will SPLIT the cost of the appraisal between buyer and seller so as feel that the appraiser is not an advocate for either side.
