Just measure the rooms by hand and add up the figures. All you need is a tape measure!

If you live in allegheny county you can get a good idea of your sq footage on the allegheny website.  If you have a survey you can take the dimensions of the exterior and come up with the sq footage as well.  We don't consider a basement when you see square footage, even if it is finished.

As far as a wet basement, there are some reasonable fixes for this, sometimes it is simply changing the landscape near the home and others have french drains.
