i own a 2 family house in the Orient Heights area of East Boston to be exact uop on the hill the Ma

I would like to know how much are people investing in their property to make them up to date and modern?   the rents are crazy in East Boston  i do not know how much to invest to renovate  Please advise

$75 is fair bid for a complete gut depending on the size and condition.  Growing up in Eastie, I know these homes very well.  It may be more advantageous to sell outright than get in over your head with renovations.  I've got so many investors paying top dollar even for complete gut homes.

THANK YOU FOR THE RESPONSES AND ADVICE  THIS HOUSE  WAS LEFT TO USBY OUR MOM AND DAD  THEY DID NOTHING IN 40 YEARS NOR WAS IT RENTED.  THE LOWEST BID TO  RENOVATE IS 75,000  NOTHING IS UP TO CODE  IT IS ACOMPLETE GUT.  I WILL NEVER SEE THAT  BACK IN 2 YEARS .  THERE IS NO WAY  AROUND IT  THANK YOU JO-ANN RUSSO  PLEASE ADVISE

The best advice is to choose lasting, quality products that are not "top shelf".  My rule of thumb for clients is that you should be able to recoup the cost of your investment within approximately 2 years.  After that, your upgrades, while beautiful, will be in excess.  Feel free to reach out to me for any questions or advice.  Every success!!

Yes, East Boston and other local areas have seen rents rise....A good rule of thumb in renting is to bring up the unit to modern standards but not to go over board .. Feel free to buzz me for further information...
