It's really very simple, contact a local realtor and have them prepare the paper work for you to sign.  We do it all the time.  The seller will pay our costs.

I did not consider the fact that you may be just a new agent and not know how to do it. If that's the case, do everything as per normal but you will just not include the financing addendum. Closing time should be much faster as well. Keep in mind that if you can't come up with the cash as closing, this makes it a default and you loose the earnest money. Good luck!

You basically have 3 options...

1.) Locate a free real estate purchase and sale agreement and addendums, write up the offer yourself, give it to the seller to sign, get it recorded with the county. - This option is very much NOT recommended because the general public does not know all the important things to include in the contract or how to protect you.

2.) Contact a real estate attorney. There are many fine real estate attorneys that will help you write up a contract. Be prepared to pay hefty fees, and also consider that they will not help you through the whole process. This is a better option than doing it yourself however.

3.) Contact a local real estate agent in your area. As Nick said, almost any agent you find is happy to write up the contract for you, represent your best interests in the transaction, and complete the process all the way to closing as zero cost to you. This is by far the best option because it is the easiest, it protects you, and costs you nothing. If you choose this option, I can get you in touch with a good agent down in that part of FL.

You should find a competent agent who knows the local market and help you negotiate the contract terms.

Hi The first thing I would do is go to a real estate agency, preferably talk with a buyer agent who could write the offer and guide me on the ins and outs of a legal contract.
If you need an agent, I can refer you to one.

Most Realtors will help you with this at no cost to you. If its a Listed home then the Seller is already paying a predetermined commision that will not change. Theres a lot that goes into writing up a home, and a whole lot more that goes into actually closing the transaction. I would take advantage of this valuable free service available to you.
