Be careful. The risks are VERY high. There are better ways to get foreclosures with less risk at a discount.

hudhomestores dot com has a 24 hour window whereas they consider moving the property to auction after the hud for sale process has failed to catch a buyer. In the 24 hour window they are ready to DEAL a hefty discount. The advantage here is the sale is regulated and much safer.

Learn an aggressive offer strategy with hud. Read everything you can find on the internet, 80% is spam, but some stuff can educate you.

Go and Watch but DO NOT move a muscle.  Here in Florida the auction cannot proceed if the lender is not represented.   When the house is called to the block the lender bids $100.  Someone in the audience will bid $200.  The Lender will then bid the full amount owned plus all other expenses including all of the unpaid interest since the last payment was made!   It gets silly.

Another thing to be careful of in any State The Dreaded Second Mortgage.  It looks to good to be true because it is.  It can't wipe out a first!

Go and watch to start.  Ask questions from others that are at the auction.  If your going to buy, do your due diligence.  A home may come with other liens attached that you would be responsible for.  Also its cash only usually.  I would call and ask questions also on what to expect.
