In the Tennessee area, the USDA-Rural Development loans have and continue to be used regularly. There are qualifying income amounts. Seller can assist with closing costs. Usually these loans can be closed in 45 days.

Depending where you want to buy there is a loan USDA - for rural areas since I don't know what area you are looking in, I don't know if this loan would work for you. Acton, is a rural area.. It has been very successful. Then have your realtor request closing costs. Check it out with your lender so you know exactly where this loan would cover.
