Any reputable agent/agency would not have you pay up front fees to list your home. That said, sometimes there are things that need to be done to the home to get it ready to sell that the agent would not necesarily include. Depending on your price range, the market can be pretty competitive out there so you need to have your home in excellent shape to be the best in it's price range and sell quickly. (Which by the way is what you want- the worst thing you can have is a home that sits on the market forever & it usually all boils down to correct pricing.) Good luck ~
Hi! You may ask your friends or relatives and see if they know a Realtor whom they liked and most importantly - trusted.

You should speak with Agents in your area, who would be familiar with the property values where your house is located. Empty lots and land can be sold by a residential agent, but Commerical Agents are the specialists in the that field.

Where's your property located? Sounds like a property to invest in depending on the location.

Some agents will charge you upfront fees to cover the costs of listing, signage, etc. Most will not. They will cover the marketing expenses themselves and are paid only upon closing.
I suggest you interview a few agents. You'll want to understand their experience level. You should also get data from them about how long they anticipate your listing will take to sell. Part of that is data on the local neighborhood. The other part is their own experience with other listings. You want a listing agent who regularly has "time on market" shorter than other agents and who gets the best "sale versus list price" ratio possible. Please note that many agents will tell you what you want to hear about list price just to get the listing. You want someone who can level with you about the true state of the market and an accurate price for your home.
We'd be happy to be considered in your search for a listing agent.

Depends on who you list with. Upfront fees may be charged by limited service brokerages or no upfront fees by full service brokerages.
Interview prospective real estate professionals to see what they have to offer and how are they going to market your properties. Fees vary depending on the type of property, marketing and service.

Some companies do charge upfront fees. By interviewing a few agents you'll get a good idea of what services are available to you. I'd like to interview for the job as well, you can reach me at 206-274-7421.

You should talk to at least three different Realtors. We can send you a list of important questions that you should get the answers too before deciding on which one to hire to sale your properties. As far as fees go no you do not pay anything up front. The Realtor pays for all the costs involved with selling a home and only gets paid if he or she is successful at getting your home sold.

No, you don't have to pay a listing fee right away. With most full-service agents, you'll pay a commission at closing. That commission is set between you and your agent - there is no regulated or set cost.
