A variance is often easier to get than a permanent zoning change. It is basically getting permission to use a property a certain way that is not usually allowed by the current zoning. They explain it more here

Asking for a variance means that you show the zoning authority that the use or structure you are proposing will not have a negative impact on the neighbor or neighborhood. In my area, residential houses get variances to be used by counselors or CPA's or daycares even in purely residential areas. I do not know how it is in your area, but it might be worth asking your zoning department what they would suggest.

Usually in my area, any grandfather use drops off when the property is no longer used that way for a period of time like 6 months or so.

Two years is probably over that line so I would check with your zoning department about the rules in your area. Even if you cannot grandfather it anymore, you may be able to get a variance based on past use.
