if an appraiser dings my value with inaccurate information who do i straighten him out with

My appraised value was well over my offer a year ago and I have put a good 25,000 worth of improvements to the place and the new appraiser dinged me with inaccurate information on the new appraisal and even put a ding from the neighboring property on my appraisal. He also posted my sq footage inaccurately by 500 sq ft. I wonder what to tell him when he comes back to do the 442 that will straighten him out???

If the appraiser miscalculated or didn't include the 500sq feet call him and talk to him about it. HVCC or not if it is an inaccurate appraisal you can get it changed to be accurate.

Appraised value is a professional opinion derived from recent like sales and listings. Usually, an appraiser measures all living areas. What 500 sq ft do you think the appraiser overlooked?

Improvements usually don't match the dollar amount for apprasied value. Also, comps may have had like improvements too. I'll be happy to run comps for you for free with no obligation. .... Good luck, Rudi

D.  Have you heard of HVCC..The days of ordering a 2nd appraisal when you don't like the result are over!

The appraiser didn't measure the square footage he likely pulled the field card on your home and that is what is listed at the town hall.  It is always tough to hear something we don't want to hear.  Don't be surprised if you can't change his mind...since it is based on comprable sales...That might just be all he can support.

Your most practical resolution is to pay for another appraiser to evaluate the subject property.  However, you should not expect ANY appraisal to make it past the lender's review process without beiong closely scrutinized!



The lender, after all, has to be able to justify the value of your collateral to his investors.  We are in an era of significant erosion of property (over)-valuation.  Be thankful that you can find a lender who is even willing to consider lending -- at all!



The appraiser is the least of your worries.
