If you are listing your property with a Realtor, the terms of your listing agreement will state the conditions in the contract.

There should be a cancellation clause in the agreement, and I'd recommend that you sign one with a "zero" cancellation fee in writing. 

Many agents will allow this, and if gives you an out at any time.

However, if your Realtor is spending money on advertising and you cancel prematurely, they should be entitled to a refund on what they spent on your file.  Additionally, if your Realtor showed the property to a prospective buyer that ends up buying your property within a specified amount of time after you cancel your agreement (check out your contract), they will be entitled to a commission.

If you list FSBO on Zillow, it expires in 60 days.  However, you can reactivate it as long as you wish.
