Yes but only at closing of your loan. If a broker asks for cash up front, walk away unless it is minor ($50 or so) for credit reports.

Broker, lender, direct lender, loan officer ... whatever the title, you will pay someone to do your loan either by writing a check at closing, including the fees in the loan amount or paying through an increased rate. You should not have to come out of pocket with anything up front other than possibly a credit report fee and the appraisal once it's ordered. Pick someone you trust to do your loan then work to structure it in the best way that works for you.
