The discrepency might be due to the fact that Woodland Hills is a large area with a distinct pricing difference depending on where in Woodland Hills the poperty is located.  Zillow uses a complicated formula to come up with value and in my experience it doesn't always take into account distinct local characteristics.  You would be better suited to inquire with your buying agent as to what comparable properties have sold for in the immediate area.

Well if your basing your "worth" coming from Zillow, you may be missing out on a great deal. The difference between your two numbers would be pretty much within Zillow's error rate. You really won't know the "worth" until a "licenced appraiser" does an appraisal. What I feel what it is worth, the buyer feels it is worth and what the seller feels it is worth with range widely. That is when the referree (appraiser) comes in and gives their number.

What you ask for and what you get are different. Ask your realtor for sold comps in the area. Make your offer and maybe they will counter-offer. They might be desperate to sell or they are testing the market to see what kind of offer they will get.

$899,000 seems like a fair asking price.  A home of this size with these upgrades and south of the Boulevard will fetch a price much higher then $732k.
