if you have problems with acuracy why post your zestimate? It does not make sense.

Anyone with common sense can do all the work for you to show the comparables. it looks like yor zestimate is lumped into al sales and does not do an acual comparison. No matter what the property imputs into their profile your zestimate does not change. Whats the point?

Good question.  Why have a "weather report" or "weather forecast" when they are wrong at least 50% of the time?  And why turn in any math homework when you have less than 80% right?  And why have any sports news when it is all trivia and speculation?  And why have public opinion polls since they can't predict election outcomes nor any other kind of outcome and especially can't predict how your neighbor across the street voted?  And why allow Realtors to do "Comparative Market Analysis" since they are not licenced Appraisers and their results will not hold up in court nor in an IRS audit?

You don't even know how to choose "comparables", so your "error" is worse than your worst ever math test.

There is no "error" in Zillow's statistical methods, and they are well published.  The "error" is in your misunderstanding of what is provided and YOUR "misapplication".

I ignore all weather reports as I find them useless.  But I find Zillow's statistics very helpful.  Thus they can just keep on providing them, even if it is only for people like me.

Changes or edits to the core home facts doesn't necessarily mean that the Zestimate will be impacted by it. Also, our accuracy depends on numerous things -- differences in home facts, prior sales prices, tax assessed value, number of homes that have sold in the geographic area, etc.

To learn more about our accuracy, you may refer to our Zestimate Accuracy chart.

Please also keep in mind that the Zestimate is just a starting point and is not to be taken as the final word in one's home value.
