Hi Chanora, There are still many options out there for people with not so great credit. You will have to use certain mortgage lenders that could help you out, a lot of banks are more strict.

If you have 35% down payment you can still get a loan to purchase a property with bad credit. The loans are not credit driven but equity driven.

There are typically loan programs for all types of buyers.  Many seller financing options work this way, where the seller acts as the bank, requiring a higher down payment and risk based interest rate pricing.  Most agents are familiar with this.
