Congratulations on your offer. Sometimes the buyer will come back and ask for certain things to be fixed that may have shown up on the report. You will negotiate back or agree to resolve the issues if that turns out to be the case. At times those reports can scare a buyer because they will put a lot of 'nickel and dime' stuff on them. Buyer's are mostly concerened about the majors such as hot water heater, air, roof, appliances, etc. Work with them on issues if they arise. Remember they are excited also, good luck!

An average size home can take about 3 hours. They look at about everything short of decor. Good luck.

Well if the inspection is tomorrow and the sale was a standard contract your home really will not be "sold" until the inspection is returned and all is acceptable to the buyer within contractual expectations. If the buyer has made a good choice in inspectors, everything will be covered. Inspection results can make or break contracts. I always suggest sellers having a good inspection before listing their homes. Especially, for older or homes they have owned for a long time. It is better to know of a problem and solve it before it costs you a sale. Compared to the other costs associated selling the house it is really inexpensive. Good luck!
