Interest Only loans don't consume equity, they merely keep the loan balance flat. If the real estate market goes up or down, equity is gained or lost by the owner. The bank has the same loan balance as long as the loan is interest-only.
Neg-Am or Pay-Option loans can cause an owner to lose equity in some cases. The bank does not gain equity, though, just a larger loan balance. It's not the same thing. The home's value could be going down, the home owner is losing equity, but the bank is just receiving a larger lien on a less-valuable asset.

There might have been a short time in the runaway maret that appreciation could out run an interest only loan, but it was a fluke and short lived.

The "security device" is the mortgage or deed of trust. It "secures" the lien/Note to the property.
You are correct, it provides no "security" for the owner, or the lender these days for that matter. Short sales and foreclosures make some Notes worthless.

Self rightiousness? I didn't see any discussion of rightiousness nor anyone claiming to be rightious.
I only saw a discussion of what source people should get their advice from for various subjects, such as when to execute all the males in the local community, or what interest rates to charge, or what to do with your realestate, or what type of loan one should apply for, or when a Realtor should just give up and seek a different profession.
Obviously the original poster didn't care about the subject as he has not been back. Perhaps just another anonomous "alias" for a regularly posting realtor to generate pointless conversation? At a views to post ratio of about 9, it really is doing poorly at generating readership.

A security device is something like an extra long deadbolt lock with reinforcement on the shaft and strike plate, or an alarm system, or a security camera, or a motion sensor, or a magnetic door adjar sensor...
Part of the reason the lending industry is in so much financial trouble is they mislabeled and misrepresented their products and services. And it appears that the realtors helped them out.
Where is the "security" in any "loan"? I thought the only "security" to the lender was the collateral that backed the loan?
Or are you talking about bundling the loans and selling them on the "securities exchange" market?

SO, an "interest only" loan at 0% interest sounds REALLY good; after 50 years you can either just pay the original principal, OR you can just give back the property; in the meantime you could live there for free.
But Jesus seemed to think that interest equivalent to the inflation rate (what the bank pays out) is reasonable. (Lk 19.23).

But be careful regarding copyright issues. There are still several more recent english translations that are still protected by copyright. As always, you can quote your sources, but you can't blatently copy long sections without permision of the copyright holder. Even an electronic copy on your computer with out a license for use is a violation.

Though Solomon was a good architect who designed and built more than one of the "seven wonders of the world", anyone that had intimate relationships with 1000 women concurently (700 wives, 300 concubines) certainly does not seem "wise" in that area. It was the foreign deities of these women that was Solomon's downfall. Besides, most of those proverbs were from Solomon's mom - Bathsheba, the woman that David stole from another man, and then had that man executed in battle.
