I wouldn't say it is average. Rates are much lower today.

Property location State/County, FICO score.
if you are in Southern California LA/Orange County you may be abale to get 4.875% - 5.00%  Also who is offering rates Commercial Bank or Morgage Broker/Banker makes a big difference.

You may be able to do better than that. Of course a lot depends on your unique situation such as credit history, amount of your mortgage, etc. I would shop around a bit and see what you can find. Today I was able to offer 5.5% on a 30 year fixed rate FHA loan in NY for a customer with decent credit and loan amounts over $100K. Best of luck

Current FHA rates are in the low 5%'s depending on credit 6% sound high.  Post your request and compare the quotes.
