Hello.
I got word from a lender that currently has a loan in usda underwriting and he was cleared to close but they would have to wait until tomorrow to know if funds are available, but I think they will be out funds by Friday.
There are other programs that can work similiar to USDA. If you are interested in USDA, I assume you are not currently a homeowner, BB&T and other banks have in-house loan products that with qualifying scores of 660 you can get a conventional loan at 100% with no PMI. Check with your local branches for more info and programs.
Also, check and see if there is a state housing program. In SC, we have State FHA that can offer you a 96.5% loan, 620 score to qualify, and up nto $5000 to assit with paying your downpayment and some closing costs if you don't get them negotiated in your contract.
We also have a local program here that grants funds to qualified applicants if they purchase a home in the city limits.
Again, check with your local community development office in your city.

Jasonhouse22, A few lenders did claim USDA was out of funding and used this as an excuse to stop offering USDA financing. However, I still have lenders doing USDA Rural loans 'business as usual'. Check out that lender source I gave you earlier and I am sure their USDA Rural loan department will be glad to help you!!!

The USDA office for our area said they are out of funding and not accepting new files. If you have a loan in process expect a long escrow.....the bill to extend funding is still in the Senate Committee.

As of May 4th, there were $599 milliion in GRH purchase funds remaining nationwide. Based on the prior weeks average usage rate of $121 Million per day, USDA should have run out of funds by May 7th or 10th.
You may still apply for a USDA loan but will be required to sign an acknowledgement that the loan will not receive final approval until USDA has received addtional funds.

Yes, some lenders dropped their USDA Rural loan programs but others still offer them. The guarantee fee for these programs has increased from 2% to 3.5%, otherwise, they are priced nearly the same as an FHA loan.
