I agree with Brandon: try writing the closing costs into the offer. You never know... You may be able to get them covered.

If you see a home advertised at $85,000 it will be without closing costs, etc. Closing costs are negotiable (whether you pay them or the seller pays them on your behalf) and generally range from 3% to 5% depending on what type of financing you are doing and your lender. Also, since you are military you will likely be obtaining VA financing which will add an additional VA Funding Fee to the total (2.15% for most buyers although it can vary from 0.5% to 3.3% depending on your situation... if you are least 10% disabled there is no funding fee).
