I wouldn't suggest it unless you plan on getting it treated IMMEDIATELY (AS in the day of closing).

And make sure you are comfortable with the amount of damage.

I've seen termites that started in the garage and in less than a year eat thru four floors including supporting beams in the garage. (Scary when the beams holding up your house are damaged)

Good Luck

If you are set on it, then you may, however, make sure the realtor and owner fully disclose where they are and hire a third party to inspect.

It all depends....

Is the house concrete block or wood frame?
Dry wood termites or subterranean or both?
What is the extent of the visable damage?
Is the property a great price or are you paying market value?
When was the house last inspected?
Do you have money for unforeseen repairs?

Has the integrity of the trusses been compromised?  have a termite specialist check to see if they may have gone inside the walls.

PS: if in doubt, renegotiate the price lower.

Can it be remediated? Are there structural issues that need to be addressed?

In my experience as a consumer (I am not a RE pro), termites are a fact-of-life, and there are essentially two categories of houses. Those that have termites, and those that will get termites. So, simply "having termites" is not a show-stopper - although I would have the seller exterminate/remediate as a condition of sale.

The key is identifying/exterminating the termites before they do any damage, and correcting any structural damage they cause.

If it is properly treated, and if all the damaged material is removed and replaced.  Just remember that all termite companies put exclusions in their report for what they didn't see.
