Condition is a fine argument to make. Everyone wants an easier sale, but that does not mean you will ever see your money back on your improvements.

The real question would be are you better off installing windows or cutting your price to sell? In this market, I vote price. You can address a lot of other condition issues to make the house more attractive if you go to sell that will give you more bang for the buck and a better return than windows.

Great question. If this is a home that you plan on selling soon, you most likely will not see a return on your money. I would weigh the facts...how long do you plan on living in the home? What is the return of energy savings you will receive after the cost of the investment over that time period. Also check to see if there are any current tax refunds for converting to energy efficient windows. I do agree with others that having new energy efficient windows will make your home more attractive then your competition when you are ready to sell your home.

I agree with Barbara I think a home that is more energy efficient is an attraction for buyers and may sway them over to your side when faced with the choice of your home over another because of the windows, added value may come in the form of a quicker sale which in itself equates to gain. Don't forget there is a tax credit for home improvements like this. Whether you stay or go the windows are a good investment.

I don't think that energy efficient windows will increase your home value, but the home may be more attractive to the potential buyer with those windows installed.
