What you said is completely true about the 100 year flood plain issue. You can always get flood insurance if you like the house, but it doesn't replace everything. If I knew that a house was in a flood prone area, I would take significant steps to make sure I was properly insured and that my valuables like family photos etc. were as protected as possible in the attic or even stored off site if the risk was high. You can replace furniture, clothes, carpet etc. most of the time, but what I still miss most after my house being damaged by water is my grandmother's wedding memory album and my old rag doll bunny.

I am so disappointed because the home is a beautiful little home and the owner had almost everything redone. It appears as if he even added extra living space but he can't seem to get it sold.
The home has been on the market for over 220 days with no takers and I suspect that, that is because people have found out that the little scenic river view from the back yard comes at a price.
BTW, a one in 100 year flood plain is a misnomer. It doesn't mean that there is possibility of the home flooding is 1 in a 100 years. It means that in any given year, the home has a 1 in 100 chance of flooding.

Yes it is. I am looking at a home on Egolf Drive and it is right smack in the middle of a flood plain.

You can search for flood maps by address for free on FEMA's site here. If you are considering buying a property, ask the title company what flood zone the house is in. Houses in flood plains that have mortgages must be insured in most cases. That can increase your monthly cost. It is always smart to assess the flood risk before you buy even if the property is not technically in a "flood zone".
is rahway river pk considered a flood zone?
