In the state of South Carolina, if a buyer's agent submits an offer to the listing agent is there a legal timeframe that the listing agent must get this written offer to the seller of the property?

Instead of a Counteroffer, a Seller is encouraged to send a "Memo To Buyer" in which it would state that if the current offer were to change according to certain criteria it would make it more favorably accepted. This is not considered a counteroffer.

A counteroffer does NOT "void any prior offers"; it offers alternative terms, price, inclusions/exclusions to the initial offer.  As for "what is there to counter for", there are any number of terms - close of escrow, contingency removal dates, warranties requested, furnishings desired, and price.  Some underlying facts of the initial offer will be maintained, but the counteroffer process fine-tunes the details of the offer.

That is ridiculous!  the term counteroffer should be omitted and replaced with seller acceptance..  Its either YES OR NO!  A counter voids any prior offers which do not want to happen. What is there to counter for ?

There is no hard rule regarding the timeliness of submitting offers to sellers. All too often, buyer's agents submit offers with unreasonable expectations and without regard to the limitations that often exist. While there are many good reasons to request a quick response, how many times does an offer expire because the deadline was unrealistic?

Yes when you write an offer you have on your contract when you would like to have a COUNTERoffer recieved back, Whatever your buyers agent put on the offer , its under or says offer expires.....

I just spoke to the CEO of the Charleston Realtors Association and according to her knowledge there is no set timeframe which an agent is subject to as long as they do it within a time that is fair and resonable.  Providing the seller is not out of town, predisposed, or unavailable.
