is there a range of $/sq ft extra to pay for homes in the camdenton area with a lakeview?

Im just looking at comparables and trying to find how much value having a nice Lake view can normally add to a home (if any).

As an appraiser, I compare items on a per amenity basis to derive a value of a certain item. So you would not want to base your comparison on the price per sqft to derive the lake view value. The best way to derive this will be to find a house that sold with a similar lake view to the house you are interested in. Now find another house that is similar to the house but one that does not have a lake view. In comparing these house you will determine the value the lake view adds. If you could find three of four sales with lake views and compare to other non lake view sales you can develop a range of value. This is how it is done by appraisers to determine proper market value adjustments. Enjoy your house search!

Great question! The square foot price vs lake front property are two separate things. Most areas the lake front is highly sought after therefore commands a higher price. You make get a smaller house but pay more because of the view. Now if you're talking about a house that on a second tier or not lake front but you can see the lake from the house. More than likely your just going to pay the current value for homes on that tier or that section of the lake neighborhood.

If you are looking for a specific square footage price your best bet would be to contact a builder in the area that is building in that neighborhood. If the neighborhood is completed an agent that sells lake property in that area should be able to figure that out for you.

Don't forget to ask about the dock! Some lots and homes have their own private docks that must be maintained by the homeowner. Other neighborhoods the docks are extra and they are limited and not all lake homes come with a dock. They are maintained by the homes association.
