The agent/broker motivation for this free service is when you choose to sell or purchase a home you would consider that agent first. Well what you want is called a comparative market analysis. What we do is pull like properties (same sq footage,bedrooms,style,etc) that have sold within the past 4 months or so. I also look at active listings currently on the market as well as pending/back up properties that are in escrow to see your competition.
