1. The most accurate is an appraisal by a licensed Arizona appraiser familiar with your subdivision and the surrounding area.
 2. Next in line is a Broker Price Opinion (BPO), which is what the lenders rely on during foreclosures, short sales and loan modifications.
3. Local real estate agents can provide you with a free Competitive Market Analysis, a.k.a. CMA.
4. Do It Yourself (DYI) There are a few free public access websites that I've used in the past and still recommend for FSBO minded sellers;
http://bankofamerica.cybe ... omes.com/ (accurate +/- 10% for condition)

http://realestate.yahoo.c ... omevalues (fair value ranges for the area)

I'd be happy to provide you with a CMA to start with, without seeing inside condition of the home and repairs or updating needed it's hard to nail an exact figure but I can get you a good range. I'm an Associate Broker with Deluxe Realty familiar with Queen creek and have years of experience helping home owners take on their lenders for loan modifications, short sales, forebearance, repayment plans, deed in lieu and stop their foreclosure.
