I have to say that my private investor type of loans aka "hard money" work miracles for some situations. I agree they are not for everyone. However if a buyer is anxious and doesn't want to pay rent but wants to get into their very own permanent home right away there is a way. At least it is an option for anyone to consider and make their own personal decision. On these loans income is the key. All day long I agree with everyone that owning a home has a huge responsibility level - I get that. BUT....Why not be understanding to someone that just eliminated all their debt with a bankruptcy or had a foreclosure, short sale, medical incident, bad times on any level and consequently a low credit score (which does not matter on these loans) ?That is high risk for sure in the conforming lending ....The loans have no prepayment penalty.The borrowers have a 5 year period to "get it all put back together"Remember ... Rent is 100% interest...Sincerely,Celia
"High risk" is a very broad description. Sub prime lending which catered to the high risk buyer is pretty much non-existance. It's what got us in this mess in the first place. Lending has tightened up immensely. I'm finding even good credit buyers are having to jump through loops to get financing. Rather than being a high risk borrower, you are best served cleaning up your credit and waiting it out until you can borrow money comfortably and get a decent interest rate.
