Hi Smokefan99,

I'm not certain if you have a particular area that you're looking into. However, I'd like to share that in Buffalo New York and surrounding cities, we have a lot of doubles/duplexes with separate utilities, separate washer and dryer hookups...separate living quarters as you mentioned above.

Depending on the area, I can suggest properties like the one you're looking for ranging from $50k to $250k in good neighborhoods. In some cases, if you live in one of the units and rent out the other one, you can actually live for free because the rental income is enough to pay for the mortgage.

Contact a Realtor in your area-  there are lots of homes with "mother-in-law" suites-   some of these even have seperate kitchens!   Good Luck!
