Most Portfolio Lenders will only put value on 5 or 10 acres if it is not used for income from agriculture or equestrian purposes. If it is, then you need to seek an Ag loan. .... Best wishes, Rudi

What value are you putting on the 20 acres and how much on the house? If the site value is high, say 65% or higher, then you will keep having a problem. What state is the property in?

there are only three jumbo lenders in the country right now. depending on if you want a fixed loan or arm. ING has a 4.5% 5/1 arm. 4.875% 7year armor US bank has a 6.25% 30 year fixed.
call if you need help locking in the rates.
