my wife and I would love to buy a townhouse or a house. We currently rent a place in Kendall for $920 and figure if we can buy instead of rent for a little bit more this would be a great time to buy a place. We haven't gotten pre-qualified However we would love to try to see if we can purchase our first home.

What I always suggest to first time homebuyers is to get Pre-Approved. You need to talk with a Mortgage Consultant first and they will be able to give you what I call a "roadmap" to what you can afford. When you are looking at a townhouse/condo they are normally attached with HOA's (homeowners association fees), which have to be considered when you pre-qualify for a mortgage. These fees like your proprerty tax, have to be included with you "expenses". It is different than purchasing a home that normally does not have homeowners association fees attached to it ( depending on where you live of course).
