theres a program that allows first time home buyers to have the dream of ownership, i am looking for homes that need little or no repair work and are for sale no higher than around 45 thou, is there a way to get a listing?

Realtor's keep list of <a href="www.remax-nj.com">NJ home foreclosures</a> on their sites. There you should be able to see the $, its amenities, and hope fully have a picture to get an idea of the shape its in.

Check with Realtors in your area to get lists of foreclosed homes or condos. If you qualify for FHA, you will be allowed 3.5% down payment. Also homepath progam lets you buy home with 3% down payment.

There is a HUD page in PA for buyers here. If you are looking to buy with nothing down, there are very few programs for specific groups that have very tight restrictions. You will probably have more luck saving for the FHA minimum down payment of about 3.5% and looking for an agent that can help you start to learn about your local market.

A savings plan is the best way to buy a house and keep thehosue you buy. When you own a house all repairs come out of your pocket and even a house that requires "zero" down or has a subsidized down/escrow still often has closing costs and taxes to pay.

Check with a Realtor in your area to determine whether your 'dream' is possible. With most MLS systems, they can set up an 'auto search' of homes that fit your budget. You would then receive a daily email of these listings.

Keep in mind that the lower the purchase price the more work that may be necessary to get the home to livable standards. So you will want to have extra money set aside for repairs or you would need to take out a 203k loan or a similar loan for any repairs.
