lot square footage?

I looked up the property on VisionAppraisal.com.  It indicates only 3845 sqft for the lot; not the 6969 sqft posted by on this site.  The number in the country records column agrees with VisionAppraisal.com and county records.  It appears that the additional sqfootage is a separate lot across the street?

Why was this number changed, and what does it really represent?  Is Vision Appraisal wrong?
Question refers to 149 W Shore Rd, Ellington, CT 06029

It was listed; it was pulled off the market as the seller could not get twice what they paid in less than 5 years.

Your best bet is to go to the town hall and pull the field card. Someone there should be able to clearify.  If the property is listed, just call the listing agent and ask.
