I dont know if you are still looking or not, but I would like to help.  $5-6K is really plenty to put down...the real question is your credit score.  When you say it's not great, what exactly do you mean?  I would love to give you a chance to talk to a lender in my office that can help you raise it in a few months to a level that would work to get you a loan.  Feel free to email me and I can get you in contact with her... First thing I would suggest is to find out exactly how low your credit score happens to be as that will be the determing factor for if you will even qualify for a loan.  As long as your FICO scores are above 600 and your employed you have a shot for getting at least an FHA loan (prefer above 620).  Please contact a mortgage professional to see if they can help you. 

Have you'll owned a home within the last 3 years?  If not, then you might also qualify for some first time homebuyer programs as well.

I see that your in the Bryan area, you might qualify for USDA financing (100% financing, but need a 640 minimum credit score) and definately FHA financing (3.5% down payment and need a minimum 600 FICO score).  These credit score minimums I quote you are based upon the universe of lenders I work with.  Other lenders might have different thresholds.
