Anytime you're selling real estate yourself, it is good for you to have as much control over the complete process as possible. That means you need to choose a title company you feel comfortable with or hire a real estate attorney to ensure that the whole transaction goes smoothly. Of course, hiring a full service realtor would minimize any liabilities on your part as the seller, however that's just an option to consider.
