As you've been told, short sales can be complicated and time consuming. You have to have patience and be completely honest with your agent and attorney. There will be paperwork you have to get and/or fill out. The bank may ask for it time and time again. But you have to keep giving them what they want! How far are you behind in your payments? Some banks are no longer allowing postponements if a sale date has been set. I'm local to the Spring area and have experience with short sales. Mike Emery is correct. The help of an attorney is critical to increasing the odds of having a successful short sale. Even then there is no guarantee that a short sale will be successful. Personally, I choose to list short sales in cooperation with a team of attorneys and real estate professionals who specialize in loan modifications and short sales. Before you hire a real estate agent, make sure you consult a local lawyer who is familiar with Texas real estate law. This will ensure that you will not be liable for any debts related to the short sale of the property. Only an attorney can advise you in these matters as real estate agents are not licensed to practice law - only to sell homes.

Short sales are extremely complicated.  We suggest you do not look for an agent who will "try to do" one.  There are actually a limited number of brokers who can handle them successfully.  Specific short sale education and experience are the key.  Our suggestion is to contact your local Association of Realtors and ask for a list of Realtors who took short sale courses.  Then interview some of the agents and ask how many short sales they have actually completed successfully.
