my home's zestimate is $70,800 but there are several other similar or smaller homes on my street

my street with much higher zestimates.  Why is my zestimate only $70,800 and the house right next door, which is a smaller home (3/2 - 1174 Sq.Ft.) zestimated at $99,100.?

 Maybe Zillow doesn't have as much information about your property as it does your neighbors, you can claim your property and fill in the missing information, this may help your Zestimate go up! Good luck!
