Considering most markets are heading downward in pricing zillow zestimates can be high due to the time it takes zillow to update.

My home is identical to many in our neighborhood, and in particular two others that sold within the last 60 days for $20-50K more than Zillow values ours, yet ours is on a better lot, backing to open space. It should be a no-brainer for Zillow to figure this out from public records?
