Maui in general and Kihei specifically remains a declining market.  For the first 4 months of 2010 compared to the same period in 2009, the median sales price declined by 14% in Kihei.  (Source:  Realtor Association of Maui, May 7, 2010)  The good news is that volume increase by 90% during the same period.  In a declining market, it is extremely important that you price your home at "fair market value".  In today's Kihei market, overpriced listings do not get showings and homes that are not seen by buyers do not get sold.

 

The easiest way to determine fair market value for your home is to have your real estate agent do a comparative market analysis or CMA for your property.  Your agent will examine all the homes which are similar to yours that sold recently and adjust their sold prices based on the differences, such as size, number of rooms, lot size, age, condition to name a few, to come up with the estimated fair market value of your home.

 

The good news is that if your home is priced correctly and shows well to potential buyers, you should get offers.  If you do not have a real estate agent to prepare a CMA for you, I would be happy to do one for you.
