my new home purchase...

Hi - In February, my wife and I made an offer on a house (#67084531) and at that time the Zestimate was $694K.  We're a few days away from closing and the Zestimate, in one short month, dropped $148K.  How can that be?  How could you be that far off initially and then make such a drastic adjustment?  We can no longer rely on your information as being accurate after this.

Always best to have buyers agent represent you!   Best to have your buyers agent pull comps that give you truly what has closed & how compares to your purchase. 
 If you are doing a cash purchase this is not appraisal.  Unless, the buyer chooses to have one done.  The AZ contract only gives a appraisal contingency for financed offers.   If using cash best to write into the contract and have one done for your piece of mind.

Thanks for the reply.  I guess Zillow should be used "for entertainment purposes only".  I was using it to find underpriced homes, but now I know better.

A 'zestimate' is a Zillow-estimate.  Your bank would not have lent on the property if the value wasnt there. They would have either declined your loan,  made the seller lower the asking price, or asked you to to bring more $$ to the closing.  You should be fine.

Zillow readily admits that its Zestimates are only estimates based upon public records.  There was probably a sale near your home that affected nearby homes.  Don't worry about it.  The Zestimate is not used by the lender, the appraiser or any mortgage professional.
