If financing does become a problem. Maybe he can look into saving up and paying cash for a property. There are plenty of good deals out here and some are not in bad shape.

Wetdawgs is right - I would definitely get with a lender before contacting an agent of choice. You need to make sure that there is likelihood of his financing approval before starting to view homes, etc.

Your son should consult with a lender before talking with an agent. Agents do not offer the professional skills to evaluate his income, debts etc related to a potential loan.

Make sure he works with a realtor who does a comparative market analysis of the area to make sure he doesnt over pay for it. And make sure he has a home inspection done so he knows what potentially could be wrong. I encourage my clients to also get a home warranty that first year to help cover the surprises.
