Who can tell us about realestate and duplexes in this area if the only other duplex for sale is abuilt in 1963, and ours is nearly new at four years of occupancy and great tenants.  What questions do we need to ask and whom?  Susie

There is an excellent online real estate primer written by Elizabeth Weintraub. Here's a link to her call on home pricing, and other stuff. There's lots of good background information there. I expect you'll want to bookmark the link for future questions.

Think a lot about selling - if you can. You may take it in the socks if you have to bail in this market. If necessity dictates take time to find the best agent you can, one who rings your bells and convinces you they will work best for and with you. The more you interview the better, depends on your tolerance because you'll find some chaff out there.
