Please review the arithmetic of the estimate value for houses around 2327 18th Ave S 98144, the following list of recent sold house record proof the estimate value is unexpected lower:

This location is very hot, all the listed houses were sold in 30 days.

06/30/2011 Sold $475,000 -- $172 2318 18th Ave
10/01/2011 Listing removed $339,000 -- $249 2327 18th Ave S

The Zestimate is not an appraisal. It is a numbers based estimate. If houses sell consistently higher per square than your Zesitmate, then your Zestimate will track up. I do not think that removed listings have any effect on the Zestimate at all.
