I would look to your realtor for the best advice. All markets are different and your agent should know the best solution to sell your house. As long as the house is priced right it will eventually sell. The economy is still down, and this could be weighing on the buyers decision to buy in your area.

Spencer, NC properties typically take a long time on the market anyway. Add to that the current economic situation, and you're going to be even longer still. Rural and lower population areas have fewer buyers, and with the job market also going down in these areas, there are fewer and fewer qualified to purchase.
It may have nothing to do with your property, but the fact that the buyers cannot get qualified.
You may want to make sure your property is listed with the Farm Bureau and also with the NCHP.com (North Carolina Housing Partnership) and any other agencies in your area which may be working with buyers who need good homes.
If you can no longer afford your home, you may want to seek a loan modification. This is becoming much easier to do since Freddie Mac has streamlined the process. This is especially helpful if your income has changed significantly.

I think you need to look to YOUR REALTOR for your answers, that is the only person who will be able to give you the full details of your market conditions. There are so many deciding factors in why something hasn't sold and only the one familiar with that particular home and market can make a fully educated analysis. The truth is the market in most areas is not hot, in my area we are seeing buyers looking at things, and not many "pulling the trigger". I suggest talking with your agent about restructuring your marketing plan, work with them on how to increase your visibility to buyers - there are many free options for advertising online! I would be more than happy to exchange ideas with your agent if they thought it would help - it's always nice to hear what others do in different areas! Create a website dedicated to selling and post it everywhere. Include a lot of information like an album at Picturetrail or a Mortgage Calculator to help people figure out what their payment is going to be like. Then PROMOTE IT everywhere you can think of, put it in your email signature, etc. and make it as easy as possible for people to pass it along. Use the internet to your advantage.

You did not mention if your home is listed with an agent (Realtor) or if you are trying to sell it yourself. I suggest the use of a Professional if you are not using one already. Have the agent take you out and look at your competition as though you were a Buyer...would you purchase your home over all of the other homes in the same price range? Is it in as good of condition? Does it have as many nice features as those price the same? You must be willing to do what it takes to get your home sold - be competitive with other homes in your area. Sometimes we tend as Sellers to get too emotionally involved in selling our homes and put more value in them than is really there.

Aggressive pricing and negotiation with a buyer is going to be your #1 tool. As others have mentioned, there are other tools (staging, increasing curb appeal, painting, etc.)
Personally, I wouldn't sink too much more into the house - unless it really needs attention. You fare better by keeping the price low.

Â Maybe your location is not as good or the condition of your house is worse than theirs; there are many other things besides size of a house/property that will drive price.
If you're priced right, you'll sell fairly quickly. Â If not, you won't.

If you don't have a large mortgage on your home, you may want to consider having an auction. I couldn't sell a building I owned and decided to have it auctioned. My suggestion is have an auction with no reserve!!!! ~~ No reserve brings a lot of bidders. At the auction I had I made about $75,000 more than I expected.
Remember not all auctioneers are good!!! ~~~ If this is an option for closure I would be happy to refer the company that auctioned my property.

Have you gotten any feed back on showings. Sometimes that is a good way to find out why! If you haven't ask your agent for some help. I offer all my listings to have a home stager come in and help them with their home. Yes if buyers come in and see projects that needs to be done they may not want to take that on. You might be able to find someone that is willing to help you. Price is a factor if you aren't seeing any showings. Are other homes selling that are like yours? Maybe in your price range there aren't many buyers in the market right now. I make sure I let my sellers know what is selling as far as price range. If only 1 home sold for over 300,000 in 3 months and they are priced over 300,000 they know this infomation. Talk with your agent and get some help. Good luck. I hope it sell soon for you.

What's the price? Some pricepoints of homes are simply not selling because buyers cannot get a loan. If your home is over $417,000 a buyer will have a VERY difficult time getting a loan today, even with PERFECT CREDIT, they will probably need 20-Percent down payment.

I realize the answer depends on location, but you can basically look at three variables on why your home isn't selling: 1) price, 2) condition of the home, and 3) marketing.
First and most importantly, your home has to be priced accurately (that also means, not WAY lower than your competition)
Secondly, you need to look at the condition of your home....is it presentable? Is there a lot of clutter? Is it clean? You have to look at from a Buyer's perspective, not your own, which can be very difficult for some Sellers.
Thirdly, your home has to be marketed. In this market especially with more supply than demand, your home has to be given proper exposure to all qualified Buyers. It also needs to be marketed to all area Realtors, because, you have to think, each Realtor may have 2 Buyer clients, each client knows someone....etc.etc. it becomes exponential.
Once you can identify and start eliminating these varialbles, you will find your home selling very quickly.

This market is very soft so you must be priced right for the house to sell. You also need to keep it in excellent condition so it shows well. The biggest problem today is the houses are looking very rundown due to the amount of Short Sales and foreclosures going on.
