Hi Valerie,
I cant get to your exact 2.25 years for Carmel, but the the July 2010 to July 2011 were as follows;  Average price decline was 14.1%  Median price decline was 7.4%.. For the previous year, July 2009 to July 2010 the Average price decline was 10.1% and the Median price decline was 4.8%.
I hope that helps.  If you need an explanation of the diference between Average and Median prices, why it's important and or different, I'd be haapy to go into further detail.

Love Carmel, I got married there. Valerie, you are a lender, don't you have access to that information? If not, call a local real estate agent and ask them to do you the favor of running the figures or pulling the information up for you from their local mls.
