By living area i.e., the area that is vented for HVAC. The price of the home is decided by the market demand, supply of homes, the specific neighborhood, upgrades to the home etc., A real estate agent will be able to help you. Good luck!!

When  square footage of a house is listed, it is the living area (area heated/cooled). Garage isn't included in living area.

Shop around!  You can get a 2500 sqft new house for all kinds of different prices in different areas.  A Realtor would have a good idea of what is on the market.

Don't expect developers to come down off their list prices.  They may throw in "upgrades", but they need to maintain a base for the sales prices in the development to be able to sell the remaining ones, and to keep from driving the values of the ones already sold down.

Machine generated opinions are usually not good representations of what new construction will sell for.  They are more designed for the re-sale market.

Also remember that ceiling heights, roof slopes,  and volume of space enclosed are factors affecting price.  And those items are not in the public records nor provided by most agents, owners, or developers.

When one sees a " $/sq ft" price it is calculated by the above grade finished living area.   But. houses aren't sold on that basis they are sold as a whole unit with everything taken into consideration.   Garage or none, size of garage, basement or none, lot size, views, construction quality, finishes and dozens of other things go into the calculation.

They are priced at what the builder can get in the current market you are in. Also a 2500 sq ft house with all the bells and whistles will cost differently than 2500 sq ft with builder basic used,
